Home Performance The New Kid On The
Block
A
Home with comfort issues like hot and cold spots, drafty windows or doors,
high utility bills is a more common occurrence than people would think. To
repair these issues, standard fixes could be to increase the insulation in
an attic or replacing old windows. Unfortunately the comfort issues
described could be caused by other things and may not always be fixed by
the more obvious repair methods. A Comprehensive Home Assessment is a
great way to discover and prioritize comfort problems. A Comprehensive
Home Assessment or CHA is an integrated whole house approach that treats
the house as a complete system.
How Diagnostics Separate The Home Performance Contractor From The Standard
Contractor.
Comfort issues will be addressed differently by contractors in different
fields. An insulation contractor will typically look for insulation
deficiencies, a heating contractor may only look at heating deficiencies.
A home performance contractor will evaluate the house completely
and through testing determine the homes "weak links".
Many contractors may not understand how higher then normal infiltration
levels may cause a need for humidification during the heating season.
Other contractors may not understand how a centrally located AC return can
act like a clogged filter.
How
Comfort Issues Could Cost You Up To 40% On Your Bills.
Surprisingly most
comfort issues are simply the result of a problem in a home. These
problems are almost always energy hogs. For example a typical complaint is
that there is a room or two that can't get enough heat in the winter or
cooling in the summer. After performing a duct blaster test, the results
agree and we find catastrophic duct losses in the very same areas. After
fixing the ducts, the conditioned air is now delivered to the home instead
of the attic and everyone wins. Another example, a
drafty door or drafty window is always only 1/2 of a problem! If cold air is
entering the home, warm air has to leave. The heated
air is often escaping through penetrations through the attic and can
sometimes be pinpointed by a home owner by locating brown or black spots
in fiberglass insulation.
A
home performance contractor may suggest to Air seal the attic and add
additional insulation for good measure. With the home tighter, the cold
air has a harder time entering and that window that was always drafty may
be miraculously fixed.
Home
Performance, An Investment For Your Home.
We
all know that energy prices will not go down. The demand for energy out
strips our ability to supply it. Supply and demand dictates. As oil
supplies are dwindling prices will sky rocket. Wouldn't it be fantastic if
we could reduce our need for energy, possibly causing an abundance of it ?
Wouldn't it be fantastic if we caused such an abundance that we were able
to offset oil production and that we are able to drive the prices down ?
It's probably a bit far fetched, but what is not that Home performance
repairs pay for them selves. That's right! The Big screen TV, has no
payback, the new car no payback. Lets face it not many purchases will
change our expenses. Home Performance repair costs can be shown next to
their estimated payback time given in years. As an example, let's compare
a typical Home Performance job to a 10 year CD. With an average repair
cost of $12,000 for a home, with a more then possible payback of 7 or 8
years, would mean earning a large income for 2 to 3 years. Think about
that, in 7 to 8 years the upgrades paid for themselves. Now we have 2 or 3
years where we could earn $3,000 to $5,000 back!
